Hi,

I have a problem with a tenant not paying his rent, not responding to communication and having change locks. My Father set up the tenancy in November 2015 on an ASHT and took a deposit but failed to protect it, so I guess we may struggle with eviction. My Father suffers with dementia and I have been taking over helping him with his affairs. As part of this I found out that the tenant has not paid any rent for over three years. My Father has tried to contact him on a number of occasion but he refuses to respond and my Father now finds it difficult to deal with. I will be sending the tenant a letter asking him to contact me but don't hold out much hope of an amicable settlement. The tenant is also sub letting rooms, so not only is he not paying rent but is making money from the property. My farther has kept up with having the gas boiler serviced but has been unable to do any other maintenance etc. as the tenant will not let him have access. I guess we will probably need a solicitor but hoping you can advise on potential options and give me some advice on the best way to proceed.
