Hi Forum, my tenants are departing on February 12th. They were behind on their rent for a long time and not reliable payers the whole time that they were there.

They are in arrears by about £1300. They have promised to pay before they leave but I doubt that they will. Once they leave they will vanish and probably be difficult to find. I have their car registration number.

My question is this: what is the correct way to recover what is owed? I am thinking that I will need to engage a debt recovery agent, but I won't have an address to send them to. Can anyone recommend what will be the best / fastest course of action with regards to retrieving the money please?

Also, there is a LOT of junk in the garden. I very much doubt they will take it. It will cost more still to remove it all. This should be added to the bill. I will hire a junk removal person and have them take it all away and invoice me then seek to recover costs.
