What is the period for all Certificates required for HMO's. I am trying to get the right renewals as Agencies are using some of these to generate extra money.

HMO licence 5 years
PAT testing 12-24 months (Now down to the owner I believe the frequency)
Electrical testing 5 years
Fire alarm testing 5 years (every month a manual test)
Emergency lighting 3 or 5 years (Every month simple test and annual a full 3 hr test)
Gas Cert 1 year

Different websites have different dates and answers.
