Signing a new tenancy

I have 4 students on a joint tenancy ending in July. I had signed a tenancy with them for another year from July, however one tenant is now leaving so they want me to sign a new tenancy agreement. I was advised that I have no legal obligation to sign a new tenancy. They have said they have received legal advice and that I am in breach of the law. Can anyone advise me please.
