Tenant Notice
Possession - Section 8 and Section 21

Hi, my tenant has issued notice to vacate my property in 30 days time. However it does state in my AST that notice comes in to effect on the next rent date, so does the notice start from then or from when the tenant served notice as she is claiming rules have changed?
