Was in court today for section 8. Proceedings issued in October due to two months unpaid rent, finally had day in court with 9 months rent unpaid.

Tenant did not turn up, they haven't acknowledged/answered any message since rent stopped being paid.

Was in and out of hearing within 10-15 mins, possession order issued (14 days), arrears, costs and future costs etc.

All went well, made sure the court had a nice chunky folder showing the arrears, the attempts to resolve, the section 8 form with appropriate grounds for claim, evidence that I waited 14 days before proceeding etc.

Left no room for chance and made good use of the help articles here and the odd question on these forums, so wanted to say thank you to everyone who chipped in with their experience and advice. You have my thanks.

It is entirely possible to proceed without legal guidance if you follow correct process and can evidence this. Just do your research and know your case.

Next stage for me is likely to be raising a further claim to enforce the judgement, but will see what happens when tenants get the notice from court.

I am hoping that the council will step in now and offer accommodation to tenant as they are not making themselves voluntarily homeless - court has now ordered them to leave.... no winners from this but at least I have got through first hurdle and a step closer to getting property back.
