Dear All,

My tenant keeps reporting repairs. I want to issue a S21. I'm wary of retaliatory eviction. Can they complain about anything and get away with it?

Currently I have some minor trip hazard. I want to replace the flooring but there's some damp on the concrete floor. I think I may have fixed the damp but only time will tell. I have had several tradesmen look at it and not been able to sort it. To be honest I want to rip out the whole kitchen (and flooring) and refurbish the place anyway so laying a floor to keep the tenant quiet is a waste anyway. I bought a mat to go on the floor as a temporary measure so there is actually no current trip hazard.
