Hi all
As we all know there is likely to be legislation to force us nasty landlords to increase energy efficiency in our properties. It still hasn't come through yet and there is little detail about what it will contain apart from having to hit EPC C. No mention of tax allowances, maximum spend levels, exceptions etc. Also of course the assessment tool is apparently under review.
I have been considering what I do with my flats of which I have 7 of which 5 are D or E. They all have old fashioned storage heaters within them.

Of course I could replace these with HHR (High Heat Retention) storage heaters and that would be that.

But I am thinking of using air conditioning systems, eg single, twin or triple split systems.

Why am I thinking about this. The issue with storage heaters is that unless you are on a tariff like Octopus Go or on economy 7 then they are very expensive. Also if you heat them up between 00:30 and 04:30 (Octopus Go) then even these HHR ones leak heat whilst people are out at work meaning that they are not that good in the evening. Also for bedrooms where you may need an hour in the morning or an hour or so in the evening as you go to bed, they are not that efficient for that type of use.

Thus am thinking about air conditioning systems. They can cool, obviously, but they act like a heat pump and provide heat and also they can dehumidify (and with damp that is useful).
Also they are almost instant to use.
Turn them on and within a couple of minutes they are blowing warm air.
They are efficient as they have a COP (Co-efficient of Performance of between 2 and 3)(. IE for 1kwh of electricity put in they create 2 or 3 kwh of heat, so far cheaper than a panel heater.

So I am wondering whether to do the following;

Aircon/heat in the bedrooms, as it is ideal for short periods of time, and also for use in the living room.

Does anyone have any experience of using air con units as heaters and have them installed in any of their properties?
