Hi there

A question to all Letting Agents - please answer honestly!

Situation: You need to find tenants for a 2 bedroom flat. A response comes in from 3 individuals who want to share to save costs - a couple plus their friend in the second bedroom.

.....Do you show them the flat?

OR

.....Do you say "this would make the flat an HMO as it is more than 2 households sharing so I need to check the landlord would be happy about this and advise landlord on HMO status before any contracts are signed"

I'm trying to get a feel as to how 'on it' Letting Agents are with HMOs. Three tenants sharing has met HMO qualifying criteria since 2006 but are letting agents picking up on this or is it largely being ignored/forgotten about?
