Letting Agent reneging on tenant leaving early in Fixed Term

A prospective tenant who is still in FixedTerm was told by agent she could leave because they had found a tenant to replace her. A date for her to leave was agreed and then 2 weeks before she was due to move into my property the agent told her the replacement tenant had pulled out and so she was still liable for rent until they found another tenant. They are charging her £150 for leaving early and £275 for supplying an AST for new tenant. Surely they have reneged on their agreement and they cannot expect her to pay rent because the replacement tenant pulled out on them?
