Over the long term as part of my semi retirement then full retirement plan I would like to scale down my work as a landlord. I am tallking to Serco who lease houses to asylum seekers. Their paperwork looks robust and is legally better drafted than other schemes i have looked at.
But the negatives ;
Rent below market level.
Building insurance with asylum seekers noted?? I am the insurance underwriter of my portfolio.
Furnished. I Don't normally do this.
The key sentence in the lease is they will return the property to me "in no better state subject to fair wear and tear". What I would want is no worse state regardless of wear and tear, like the Full Repair Lease I have for my shop I let out.
I know most you are going to say don't touch with a bargepole.
But has anyone got a good experience of leasing?
Any good players in the market worth considering?
