After 10 months from hell and ongoing stress, procrastinated legal and court proceedings, a claim under section 21 was successful and the court issued an eviction order. The tenants stretched out their stay until a couple of days before bailiffs were supposed to turn up.

Rent arrears are 10 months +:

Questions:

  1. My legal team ( provided by my landlord insurance) are saying without a forwarding address it will be months before they start to trace the tenant. Is this true?
  2. The property needs some work to be done before it can be let out again. This will take time and money. Having learnt the hard way should I be updating my landlord insurance policy to add rent protection?

Have been an accidental landlord for 6 years with no issues the first 4 or 5 until the latest tenants decided to stop paying rent with various spurious complaints of desrepairs, lies, and ill behaviour. It took the judge less than 15 mins to see through it and ordering accelerated eviction.

While I am delighted the tenants have finally left, I am still quite stung badly by the experience and would like to avoid similar pitfalls in the future. At this stage my concerns are how to pursue rent arrears , get repairs done, and revise my insurance policy.
