Good afternoon everyone. I live in Wales and have personally managed my residential letting for 10 years. I have been a rent smart wales registered landlord for the past 6 years and have always with no problems handled the contracts, inventory�s, maintenance checks and any repair issues. However the latest directive from the Welsh Govt leaves me cold. It states certain points can be added/removed from their tenant contracts. I am not confident about doing this as it could potentially land me in an unintentional predicament if either the wording was incorrect or had been entered in the wrong place, things like my dogs trust pet clause and a signed permission from the tenant to give a tradesman their contact number so repairs can be arranged at their own convenience. Just another point also within the new contract, �permission must be sought from the landlord for any external decoration or satellite dishes� etc etc, but no mention internal decoration, which can be a very costly business as I discovered after having to redecorate after a tenant had painted a large room fuschia pink and had to be returned to neutral for a new tenant. Please can anyone point me in the right direction of a legal expert who could assist me with this new �periodic standard occupation contract.
