I would be grateful for some clarification on this.

Tenant evicted under S21. Rent arrears >10K.

Solicitors will only start chasing after 6 months. No court order for rent arrears as the claim was under S21 alone.

I read a lot on MCOL where the process is all done online +/- seeking CCJ

  1. Why do solicitors not use the MCOL approach and instead advise waiting 6 months?
  2. Do we need a forwarding address if we were to go with MCOL?
