Buy to let with a sitting tenant and housing association head lease….things to consider?

I’m buying a flat on a housing association leasehold. The tenant wants to stay and I’m happy with that. What should I beware of and as the tenant will be in situ eat completion, at what point should we complete a contract and take a deposit. Tenant has been in situ for many years so deposit held by previous landlord likely to fall short. Anything that I should know considering particularly that a housing association owns the lease? Looking for general advice around the issue. Thank you.
