One tenant out of three on tenancy agreement wants out - what do I do?

I have three tenants currently renting with their lease expiring Aug 2023. One of the three is no longer happy living with the other two and wants to move out. Obviously I cannot force her to stay and I am wondering what is the best way forward?
I am thinking that if she finds someone to replace her that that would be agreeable. However - do we need to draw up a brand new tenancy agreement? or is an addendum sufficient? Also would I need to get a solicitor to draw this up or can I with everyone witnessing? if so who pays for the cost of this? Also who pays for the reference checks of the new tenant?
