Wales - Fresh AST before 1st Dec

I am taking over the managing of a property, currently is it with an estate agent. The official handover is 14th December.

Their current AST has expired and they have rolled onto an automatic periodic

The tenants have asked for a fresh 12 month tenancy, I am keen to get this signed this week before 1st December and issue an AST. I also do not have mains wired smoke alarms yet so cannot issue the new occupational contract.

All rent has been paid up until 15th December 2022, so the contract will be starting BEFORE the handover is due.

Can you confirm this is correct.

Contract start date: 30th November
Fixed term: 54 weeks, expiring 14th December 2023
First payment due 15th December
Subsequent rent payments 15th of every calendar month
