Hi all,

I apologize if this has already been posted, but I could not find any information, and I am new to all of this.

My tenants have vacated the property recently, unfortunately not without leaving some issues behind. Apart from broken appliances due to negligence, the property requires cleaning. Currently, I have three options with regards to the cleaning:

  1. Hire a cleaning company, which will charge £200 for interior cleaning and an additional £100 for a deep clean of the balcony.
  2. Clean the property myself as the landlord, but could I charge for my time?
  3. Clean the property myself and charge via my limited company.

I am considering option 3, but I am not sure if I can do that. It would definitely be less expensive. Alternatively, should I simply hire the cleaning company to do it or not bother at all?

Question no 2:

To fix the broken appliance, the manufacturer has offered me two options. The first is a fixed fee (~£180) for an engineer visit, and the second is a warranty plan (~£15/month). If I choose the plan, the 12-month plan seems to be a cheaper alternative, but is it something I could claim from the tenant's deposit?
