I'm Retired--Management company served a sec 8 on a tenant for non payment even though he is made it clear he intends to fight it all the way. This means that my cost will run into thousands. Tenant is unemployed, it will be pointless in attempting to recover money; time, effort and stress. 
so I have issued a section 21, however with court delays and a determined tenant this still can take months. 
 

He has moved in to the property 2 large dogs and I've had complaints regarding dog poop being left, he is also allowing them to urinate on the carpet inside the property, it stinks, will soak it wood or concrete floors and can cause in itself hundreds of pounds off damage. 
so I have offered a cash settlement for him to leave , £1000. He has come back with a counter offer of £2000 plus deposit back and will probably ask, but, not yet, for a fabulous reference. 
 

im sure your points of view will be varied, but for me the sleepless nights alone would justify giving him the cash.
