How best to find private investors for a generous loan agreement?

Hi All,

We are looking for investment to help fund the build of our next property development project.  We're offering a 17.00% interest return after a 12-month period via a loan agreement proposal, this is a generous profit sharing exercise with additional security as an option, further details are available upon request.

Has anyone had any experience in finding private investors via loan agreements? - We've funded all our portfolio project builds to date ourselves, so this is our first time raising capital from private investors.  Any and all help from like-minded members is appreciated!
