PRE ACTION PROTOCOL LETTER

Does anyone have a template (or a link to one) as I may have to take my tenants to (Small Claims) Court. They caused nearly £4K of damage to my property and their deposit does not cover it. I have been on the NRLA website along with Which, Citizens advice, Money saving Expert and .gov.uk

Whilst they offer advice, they do not offer a template.

I would also be interested in hearing from anyone who has succesfully taken tenants to the Small Claims Court for damage.
