I am based in London Borough of Harrow. I have a flat about the shop which I am considering coverting into 3 self contained studio flats. None of the occupants will share any facilities. The only communal area will be the staircase and a lobby and fire exit. 

I am seeking advise on which licese do I need. 

My understanding is since there is no 'shared facilities' it will not be an HMO. Is it there Selective License for each individual flat? 

If there is any professional who can manage this process then please message me on [email protected]. 

Also, would I need separate EPCs for 3 flats?
