Hi, question from a first timer...

I have joint tenants on an AST 6 months from 27/4/22, with contract provision "continues as a monthly contractual periodic until ended following either party giving notice".  Rent is due on 29th each month. Tenancy agreement / sign up was handled by an agent; I am self-managing the property.

The relationship has broken down and neither intend to stay in the property as they have both communicated separately to me.  If they serve notice on say 14/6/23 and the month notice expires on 13/7/23, am I required to refund pro-rata any of the rent paid on 29/6/23?  I can not see any provision for this scenario in the contract.

Also, if they vacate before the month expires am I right in thinking they still have full liability for the CT and all utilities until the end of the notice period?

They have been good tenants and as such I do expect to receive the June rent payment.  Similarly they both have parental homes to return to so currently I believe they will both vacate by end of the notice period, if not before. (Fingers crossed).  There is no deposit involved, FlatFair policy in place until October 2023.
