We have unfottunlatey ended up with tenants who are consistenly paying late. We believe there was some kind of manipulation from the tenant and or the agent in fast tracking them into our place. Though too late now we have been leaning on the agent to try and make right. We used the agent to find the tenants and they take their commission monthly, receiving payment from the tenant and then trandsferring payment to us. We manage the property.

We are 6 months into a 24 month contract with a break clause after year one.

The agent has seemingly  talked a good game about what they are going to do with regards to consistent late payment and challenging/visiting tenants but we have seen no evidence of this.

Curiously the agent does not put anything in writing with things she has suggested though evidently not delivered:

"Will write a letter to the tenants reminding them of their obligations..." 

"Will ask them to leave, I could rent this place out quickly..." 

We have challneged the agent to deliver on above but they are basically not communicating.

Agent also now doesnt want to answer polite but factual communcations from us regarding what they intend to do going forward. Presently the  agent is stalling us about even having a meeting with us. We dont believe the agent is doing anything to try and get a resoloution.

We know our tenant is bad but it seems our agent has now run out of fob offs and has now gone incommunicado as we apply pressure and some  to get a plan or even meet up with us. 

So can anyone reccomend how to apply pressure to an agent before going through an Ombudsman. Most of my commuications are by email and Im wary of even communicating  with them over the phone. Agent reluctant to put anything in writing (that they probably cant deliver on!).

We are obvioulsly not looking to pick a fight with them but we are getting to a complaint stage now. Is there some kind of warning shot one can fire across their bows.
