Hi, 

My letting agent found my tenant in May 2022. No problem. 

First  six months of management was bad. Poor /delayed response to repairs, constantly chasing for updates and i felt i was doing their job for them.  It was a poor service which i was paying £200 per month for. After 3 agents in 6 months, I  decided to leave them but couldnt until the first year had passed.  In the last 6/7 month they have employed another manager and the service has improved. I still want to leave, as i know if could do a better job managing the property myself. 
Told the agency that i wanted to leave and they referred me to a  clause in their contract
‘As long as a tenant resides in a property you are responsible to pay the fees charged by Streets Ahead Residential Lettings. The fee will be charged at the commencement of the tenancy whether Streets Ahead Residential Lettings are involved in further negotiations or not’ ‘As long as a tenant resides in a property you are responsible to pay the fees charged by Streets Ahead Residential Lettings. So i would have to serve notice on my tenant with Streets ahead and then serve my own AST.  -thats fine.

They managed the AST renewal in May they want me to pay 6 months letting fee  £1200 to leave the contract. I offered them a notice period whereby they could continue to mnage for another 3 months before we parted ways, they said No - its £1200 or nothing.. 
Does anyone have suggestion of how i can negotiate this?, I don't have £1200 to pay them and i know i can do a better job managing this property myself.
