Renting property to my children with 2 other tenants

I would like to buy a 3 bed property for my daughter to live in whilst at uni & then rent out remaining rooms to 2 other tenants. As my daughter turns 18 in June 2023, this is then too tight to buy a property in her name (e.g. via uni mortgages). I'd appreciate tips on

1. Best lenders for regulated BTL

2. Do residential mortgages cover the above?

Any other tips from people who have done something similar, woudl be appreciated.
