Rent Arrears

Hi

I have a tenant who was due to make his rent payment on 21st June.

His agreement was to end on 20th July. He advised me via text that he's unable to make payment on June 21st and will pay on 21st July instead.

He then made me aware that he's not fulfilling his 6 month agreement and will pay for the extra days he stays.

On 8th July 2023 at 9pm he text me to let me know he's moved out and left the keys in the safe. I've tried to call him (in which he's blocked my number) consequently my texts are not going through to him. I've left a voicemail. Rang him off a different number in which he hasn't answered. In addition to emailing him, with no response.

How do I recover the partial rent payment that is due, he also owes some bill payments that are in my name.

I have used a deposit scheme, however this is only a fraction of his rent payment.

Please can you advice?
