Hi,

I'm interested in finding out how much Welsh landlords were charged for supplying Written Statements of converted occupation contracts to tenants, either by letting agents or other companies, and if landlords were aware of what was supplied to the tenant by agents?

We've been charged almost £3,000 to issue 12 written statements.  This wasn't anywhere near what was agreed with the agent prior to them being sent. We were also under the illusion that this was a huge undertaking and assumed that they would be actually converting the tenancy agreements themselves.

We've now discovered they simply issued an off the shelf Universal Written Statement (that NRLA advised they were unsure whether this would comply with the regulations), along with a copy of the original tenancy and inventory, a cover letter and RHW2 form. The only changes required for each tenant to these statement templates were the rent amount, and a couple of addresses on the RHW2 form.   

Basically they've charged £240 a tenant to send a couple of documents, with minimal work involved.  Given this is a large agency, I'd hazard a guess they've probably raked in £100k+ for what amounts to a relatively small amount of work as a mailshot to tenants.  

Anyone else had similar experience?
