Hi All, First time posting.

I have a real bee in my bonnet about creating a level playing field when if comes to renting. With the Renters Reform Bill, the Government seem to be totally siding with tenants and ignoring the fact that many LLs, certainly all the ones I know, have starndards ( Mine is would I be happy for my mum to live here?) and do things as they should. In spite of this we can and do still fall fowl of what can only be described as rogue tenants. Isnt it about time the Governement looked at both sides of the situation and created a list of these individuals, a renters list, and made them accountable for the cost of the damage they cause and also be able to warn other unsuspecting LLs?

As a small LL with only a few properties, which I have had for a number of years, I am still trying to financially recover from not 1 but 2 such recent events. It currently seems like tenants can swoop in destroy property and leave without a care for any consequences or responsibilities.

If the Government continue to over regulate the PRS in favour of tenants, with out including such a system, I feel they are asking LLs to trow the towel in altogether.
