The above has fed into every aspect of my business model as did the previous version. As a consequence of using this 'bible' my paperwork is spot-on, adverts are wholly transparent, never misleading & statements published in the AST comply with the guidance therein. As do the many processes I rely on for the operation of my comprehensive blue-print for success, for every month of the year.
Information presented to 'qualified potentials' at the advertising stage, mirrors the above doc, as does any warning Notices issued for breaches in H/S, or any shortfall in HHSRS discovered during the formal quarterly property inspections. I quote the page/para that i rely on so the tnt can if they wish, check the veracity of my source.
This doc covers what an ideal contract between a L.Agent & a LLd should contain. From past posts from disappointed LLds, it seemed perhaps non-compliance with the rules on 'unfair contracts' was/is endemic.
Reveiwing my library of blue-print resources & despite the guidance still seemingly being accurate, 9 years has elapsed since the above was published.
This set me searching for updates. I didn't find any so asking, if these are hiding somewhere?
Also the forthcoming new raft of new regulations, may make some of the 'fair terms' expressed, not to be so.
No one, [not even influential pundits] can predict what will be forced upon us by the far-reaching changes...so we MAY eventually get a revised CMA document to guide us through tenancy contracts [& other Notices] ,or requests for payments that LLds justifiably make to tenants.
- So a question for colleagues & also the advice team;.....has an update/revision of CMA31 been published since June 2014?
- Then a question for the advice team;...following the introduction of the new legislation, will the NRLA advise/alert members should guidance of 'unfair terms in contracts', be re-issued by the CMA?
