We are private landlords with a few hmo properties.  We have always relied on gut feelings and other sharer opinions for a potential sharer to move in.  These days there has been a huge increase in paperwork for prospective Renters.  Has anyone info or experienced a situation for a months trial tenancy ?  We did this once privately 10 yrs ago and the applicant actually stayed 2 yrs. 

I wonder if we could use a lodgers type contract, for want of a better phrase.  I am not sure about whether an unsuitable person could then be asked/requested to vacate a household.  Any experiences, advice, comments welcome
