Gas Safety certificate = due date 30th August.  Appointment booked for 25th Augus so within 5 days of expiry date.

My letting agents is requesting that their policy is that I have to provide them with a gas safety certificate 14 days before the expire date and if I did not they will arrange their own contractors and take the costing from the rent they receive.  It was agreed prior to the rental that I could continue to manage the property and now I feel they are threntening me with their policy.  I have stuck with my original date and I feel they only sent me the email below after I told them of the appointment.

 

Question, Are Letting Agents allowed to do this?  I have no control as they collect the rent.  Feels unfair,

As we manage your property on your behalf we have an obligation to ensure that your Gas Safety Record is renewed and that we have a physical copy of the certificate on file. We are also under statutory obligation to provide your Tenant with a copy of the Gas Safety Record. Could we please therefore ask you to forward us a copy of the Gas Safety Record once it has been completed.

Should we not receive the Gas Safety Record 14 days prior to the date of expiry, we will on your behalf arrange for the statutory gas safety inspection to be carried out by our contractor and any remedial work put in hand, in order to protect your interests and ensure our obligation is met. Please be advised that this will be at your expense, with the cost deducted from the rent.
