Alternative uses of rooms that are below the minimum size for sleeping

Hello everyone

The council has informed me that the smallest room in my HMO property is too small to be used as a sleeping room and would require major/expensive building work to increase the size of the room.

I can't afford to have this room just sit there and would prefer the space to be used for something practical other than storage.  I'm curious if anyone else is or has been in this position.  How have you utilised the small rooms in your HMO, whilst adhering to the conditions of your license, to maximise the profitability of the property.
