Question on new AST for existing tenants

Hi all, new to this forum :-) 

We've had the same tenants for the last 5 years.  Up till now we've used an extension agreement to the original AST when renewing the tenancy, but we now need to increase the rent as they're paying way under market rate. My question is, do we now need to do an entirely new AST or is an extension agreement possible given its the same tenants? If you change the rental amount do you need to have a new AST?  Many thanks!
