Has anyone increased rent without using the s13 procedure where the tenancy becomes a contractual periodic tenancy after the fixed term and the AST has a CPI rent review clause?  Assume the tenant does not voluntarily agree to a rent increase but the tenancy continues as a contractual periodix tenancy and says the term continues as such.  I think s13 does not apply in this case?
