I'm new to the forum & have read the various posts re not needing to re-issue a new AST at the end of the fixed term & let it roll onto a Periodic Tenancy.

What is the rational for this? as I have always issued a new AST, usually for 12mths (including a 6mth break clause) & a small rental increase (3% last year).  I have done it this way to give both my tenant & myself security of a 12mth contract so both parties know where we stand. My current AST is due to expire at end of Sept and I am now wondering what is best to do

Please could someone explain why, I would welcome the advice.  Many thanks.
