Liable for auction house fees if can't complete?

I recently accepted an offer on a property I've owned since 2005. via modern method of auction with I am Sold. We are at initial enquiries stage of sale. It now seems I am going tohave trouble evicting the tenant and might not be able to complete within the 56 day timeframe. Does anyone have any idea if I am going to be liable for any costs with the auction house? Also, thanks to the person who pointed out NOT to exchange until I have full possession...
