Best Use of HMO

Hi,
I have the possibility of purchasing an under-valued 15 bed property currently being used as an HMO for benefit people.
The current owner is ill and wants out. It may take him a few months to get vacant possession to be able to sell it.
Assuming this comes off sometime between now and spring 2024, do you have any observations as to how I could make maximum use of this property. Obviously as an HMO with benefit people has not worked out too well in the current climate, and I am keen to explore other options.
The premises are in an urban area reasonably close to a town centre.
Any suggestions and observations appreciated.
