Hey everyone,

I recently had a situation with a tenant who had to leave the property due to a job loss. We agreed that until I found a new tenant, they would be responsible for all bills, and I wouldn't charge any additional costs for finding a replacement. This process went smoothly, and I was able to find a new tenant within a month.

However, my current predicament revolves around a gap created by the agent between the departure of the old tenant and the arrival of the new one. This gap is causing me to be responsible for bills, including council tax. I reached out to the agent, but they claim that this is standard procedure and that there's no way to avoid a transition gap.

My question is: is the agent correct in this matter? The flat remained vacant for about 2-3 weeks, and there were no issues with the previous tenant not vacating the property on time.
