I've had a letting enquiry from an applicant with an extremely solid income, in the area on a three year management contract, seeking accommodation for that period and very enthusiastic about the property. So far, so very good. However, they have a 'very high shedding' (though calm) dog and asked for my policy. I said that I do consider tenants with dogs but would ask in this case that the pet was not allowed upstairs. This is because of new carpets that I don't want covered with hairs, whereas downstairs is hard floors and only one older carpet. The applicant seemed to accept that - though didn't explicitly comment in her reply. Obviously there's no way I can police such a rule. Do you think it's realistic to expect a rule like that to be upheld? Are there any measures you might put in place in such a situation? Or would you just pass over such an applicant despite their other qualities? ThanksĀ
