Does anyone have experience of using a Deed of Surrender following the death of a tenant?

I was surprised to learn that the death of the tenant does not end the tenancy, and that rent remains due until it is formerly ended. My tenant has no assets and his brother is dealing with his affairs. He has no interest in keeping the property any longer than it takes to clear his brother's possessions so we have discussed us both signing a deed of surrender. There will be some rent owing, and I assume council tax, water rates, electricity etc will still need paying until the lease is ended. It's obviously a difficult time for the family and I don't want to add to their financial burden but also don't want to be left with ongoing liabilities.

it seems a deed of surrender would end things neatly and concisely and would be evidence to the council, utilities etc who was responsible for what.....and so on.

Are there any pitfalls to doing this? I would like to get the property back asap as it will need complete refurb before I can relet it. Any advice very welcome.
