On the 27th of December 2022 my new stuident tenants paid me a deposit of £1,200, for a 10 month tenancy, commencing on the 1/09/2023.

I insured the deposit and sent them the signed certificate and prescribed information, 13 days later, from the day the payment was received.

I noticed today that the property address that I noted on the certificate is incorrect. It's the address of another house that I own. It's a genuine mistake, that I did not notice at the time and they did not alert me to it either. As far as I know, the tenants are oblivious to the mistake.

How should I proceed with solving this issue?

Should I alert Mydeposits.co.uk, and ask them to change the address on the certificate? Might they alert the tenants and then I could face a hefty compensation claim?

Should I pay back the deposit,in full, and inform the tenants that they are excellent tenants and a deposit is not required! 

Or are there any other options?

I would be grateful for any constructive advice.
