Late payment

Hi,

My estate agent is paying the rent very late every month, and this is only after I chase him via emails and countless phone calls which they never answer. On top of that I had to rectify their mistakes 3 times as they paid in the wrong amount. They collect the rent on the 3rd each month and it should reach my account on the 10th. It's already 11 days late and they do not reply to my emails and do not answer to my phone calls. I have made a formal complaint 2 says ago but there is no answer. I would like to know what rights do I have to terminate the contract as they already took almost all their comission. I will complain to their regulatory body and I think I will contact the tenant myself to check if they pay the rent on time. This simply cannot continue like that. when they have no comission to take anymore I am worried that there is going to be no payment. TIA
