Hi,

So i am a live in landlord with 3 tenants.

This makes my house a 'Small HMO', in my town i don't need a licence for a 'Small HMO', only large HMO's (5 or more dwelling there.)

I am trying to find out what rules/ regulations i need to comply with. Theres plenty out there about Large HMO Regulations (fire Doors, Smoke alarm systems etc. and plenty out there about regular letting requirements (gas & electric certs etc.). However 'Small HMO's' seem to sit in a no mans land between the two? and i cant find a comprehensive list.

i want to remortgage with an HMO mortgage so i can release equity, but many lenders want to do a property inspection and i want to make sure i am compliant before this.

any advice is much appreciated
