Hello, I am new to the NRLA and to the forum.

I have an unusual situation that I have inherited that means in effect I am having to self-manage rather than use a managing agent.  I want to use the NRLA's standard form of AST for simplicity but have a question:

The "term" clause stipulates that the AST automatically continues as a periodic tenancy. It doesn't seem to cater for the landlord having the ability to terminate at the natural term expiry date through service of a prior S21 notice on two months advance notice.  It says:

"At the end of this time, if we have not received from you at least one calendar month’s written notice ending on the last day of the fixed term to terminate the agreement, then the tenancy will continue as a contractual periodic tenancy".

Have I misunderstood or can I still serve notice to bring the AST to an end rather than it automatically roll on to a periodic tenancy?
