As previous speaking to Scottish Association of Landlords, my tenants damaged the property, mould growing

Now they refuse to pay rent.

I got three quotes from wallpaper hangers, the cost is around £2,100 to £2,300. not including the cost of wallpaper which I will provide to them. The cost of wallpaper is £270.

The rent is £980

The deposit being kept is £1,800. 

On Thursday, I brough a wallpaper hanger to view the room. The tenants still put lots wet clothes in the room and CLOSED the window. 

The wallpaper hanger said the job should be started after the tenants move out, because mould will grow again if the tenants continue to use put wet clothes in the room.

The notice of leave has been issued. The last day to move out is on 16 December.

They have damaged many items

1. main door lock

2. wardrobe

3. chests

4.  bathroom extractor

5.  toilet's switch

6. radiator

7. double room's door and lock

I have not inspect other rooms yet.

What can I do.  How can take back the money. PLEASE give me advice
