Hi all

I have an issue with a LTD company that has taken two of my properties on a company let. They are doing Airbnb. They have withheld rent on the basis that the landlord has not fulfilled his obligations (e.g. cosmetic changes:replacement of a dishwasher) and that the flat is uninhabitable.

upon inspection, our contractor has determined that all issues are not factually correct and he has let one of the flats out to a family (which demonstrates it's clearly habitable !) We have endeavoured to resolve this matter amicably but we cannot pursued him to fulfil his tenancy obligations and pay the rent and he keep inventing more issues which are lies and delaying the rent. He has already been in the property since September and only within the last 1 week has woken up and decided to engage us. 

We are fortunate to have a clause In the agreement that allows us to change the locks after 14 days of unpaid rent. 

As he does have tenants or guests in one of the  properties, how do I deal with them ? Is that my isssue or the issue with my client whom I have the company lease agreement with ? I am planning to take possession and take the locks. 
 

Is this all legally sound and enforceable ? Or am I running any issues as I believe we have documentary evidence of resolving issues (where applicable ), communicating with client to resolve any matters and providing options to resolve any rental he maybe unable to pay due to business circumstances.

Any advice would be appreciated!
