I inherited a property.

the tenants are on bebefits

Tenants said they can sue me, i can lose house and the house can burn down.

I looked at all the problems they claim is dangerous to them.

I used up all my funds to fix some problems and eventually forced to take a loan to do some work in the property.

the Tenants demands are high- after my husband died. Before my husband passed they had no complaint. 

I am exausted form all their demands and the death of my husband.

I cant cope anymore. 

I sought help from an NRLA professional and was told that I need legal help.

I dont have the money to get a solicitor- as I want to evict the tenants.

I dont want to sell the property, but to finish carry out repairs in the property and nothing can be done with the tenants there.

The tenants, does not want me or anyone to come in to inpect the property neither to let anyone in to do repairs.

He said, i can come and do work outside the House but not inside the house.

The tenancy agreement was made out " under the Estate of my late husband name......." and ended 1 November 2023.  No new TA is made out again, hence, the tenants are living in the property without a new agreement. They are paying their rent. 

One phone call with the tenants - Tenants mentioned that they have told the council that they have been given notice to give up the property and said they are homeless. the council advised them to remain in the property until they have a place available to them. council will get back to them in 10 days. it is about 1 month now. 

I had a word witrh a representative from the Council, that I have given the tenants written notice  that I will not renew their TA. I explained that I cant cope with the demands of the tenants, and my husband death is badly affecting my mental health. The council said they cant come between tenants and Landlord. And I was sent to Free legal service. they too said they cant coem between tenanta and landlord as they are for only Tenants,

I sincerely dont have any more money to do anything more with the property at the moment.  The loan I took was for an electrician to bring up to standard the electrical in the property. There is not EICR for the property - the tenants had changed the fused board and carry out their own electrical work. they denied this. 

When the Electrical engineer, came to do the work, the tenants said his wife suffered from Asthma and if anything happens to her, I am to blame. The engineer, explain to him the council will not allow them to stay in the property and deemed the house not suitable to live in.

Tenant calm down , and allowed the work  to start. But after a few days. the tenants complain they have no privacy, they cant cook food, and the dust affecting his wife and son. The electrician can come to finish it when they go on holiday. the electrician agreed.  When I asked the tenants for them to leave the keys so that the elactrician can come finish the Electrical work. Tenants said they dont trust people in his house and will not give any key. 

When I suspected the tenants eventually come back from holiday I send text messages and made calls to them for a few weeks and no one answered. Eventually, one day I decided to call the lead tenant and got through. On this conversation- he said he could not cook food for 8 days while the Electrician was there, he had to buy food for his family among other things.  So electrician cannot do any more work. The tenants said, the Electrician don't have no more to do. 

The electrician made the electrical safe, and some more work suppose to be done.

The tenants refuse to let me in to see  work that the Electrician done as well.

Please ..I cant go to my normal job as before- because my mental health went down pretty badly after my busband passing. and the issue with the property.

What do I do?

Please Advise! 

I dont want ot lose the property because my husband bought it for me to have a better income as my present job  salary is very low. now is even less as I am not mentally fit for work. 

I am not experienced in this field. I am an Health Care Assistant. I joined NRLA a few months ago to learn how to manage the property.

I come back to you all for guidance. I hope my letter reach you as I await your opinion
