Hello All

Subject - RENT ARREARS + forget to tenant deposit protection scheme + Can i apply section -8 now

 company let agreement - private residential - 3 years lease agreement ( 1 year break clause)

Mistakes i have done - i have not taken tenant deposit protection scheme.

Tenant suppose to pay advance rent on every 7th of each month as per contract 

8% late fees/day if tenant pay late rent as per contract.

advise i am looking here.

Tenant  has not given 2 month rent , . So can i give Tenant notice under section 8 because he has not given rent from last 2 months ( including one of 7 mandatuory ground by giving him 14 days notice)

Funny thing is house is empty as Tenant advertied house in + tenant never respond on his phone + poor response from his email

I have given notice to empty house + i did mention i will not charge any late fees + extra 2 weeks to take tenant stuff but unfortunately no response from Tenant.

What should i do.. Does any Landlord has any such experience of private company let agreement 

In simple words - Landlord done mistake by not putting tenant deposits + Tenant now not paying rent nearly going to be 3 month now.. what landlord should do in this situation ....
