Leaky shower, tenants won't pay rent.

I have a 5 bedroom HMO student house with two shower rooms.

One shower room is currently being renovated as it had a leaky shower. The whole shower room is out of action and has been for 3 weeks. The plumber/ tiler has taken more time than usual as he has a sick child. This has been explained to the tenants. The 5 tenants have another fully functional shower room with a toilet, that they can use.

The tenants have asked for a discount on the rent. Should I agree and how much should I pay, percentage wise? I believe that they're looking to get free rent for a whole month.

Is it my fault or responsibility if the plumber is not turning up?
